CAS is fully insured to undertake surveys of any type which are carried out in accordance with guidelines issued in the HSE publication HSG264 (Asbestos: The Survey Guide). Specialising in refurbishment & demolition surveys on buildings scheduled for development or demolition, our highly experienced surveyors have attained the BOHS P402 or equivalent RSPH Level 3 & P405 qualifications, and the National Certificate in Construction Safety and Health, which are the recognised standards for asbestos surveying and health & safety when working onsite. Our user-friendly survey reports will provide information on any asbestos identified, its condition and how it should be managed. This is tailor-made to meet the client’s requirements with electronic and hard copies issued. All asbestos survey reports include an asbestos register, with photographs and a plan of the property identifying the location of the material. This will be available for easy cross-referencing offering immediate and long term recommendations.
If a full building survey is not required, CAS can undertake a site visit, and carry out a series of individual samples, to ascertain the presence of asbestos. Asbestos samples are analysed by an independent UKAS accredited laboratory and the results forwarded to the client as a report.
Under the HSG264 guidelines there are two types of Asbestos Surveys – “Management Surveys” and “Refurbishment and Demolition Surveys.” All surveys are carried out in accordance with new legislation. Contact us today.
The Asbestos Management Survey (formerly Type 1 & Type 2) is the standard survey to insure you meeting your legal requirements as set out in the Control of Asbestos Regulations 2012 CAR2012. Its purpose is to locate, as far as reasonably practicable, the presence and extent of any suspect Asbestos Containing Materials in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their condition. Asbestos Management Surveys will often involve minor intrusive work and some disturbance. The extent of intrusion will vary between premises and depend on what is reasonably practicable for individual properties, i.e. it will depend on factors such as the type of building, the nature of construction, accessibility etc.
The Refurbishment and Demolition Survey (formerly Type 3) is more intrusive and uses more invasive methods in order to access areas which would normally be classed as inaccessible within a management survey. A refurbishment and demolition survey is needed before any major refurbishment or demolition work is carried out and is legal requirement under both current CDM2015 and CAR2012 regulations. This type of survey is used to locate and describe, as far as reasonably practicable, all ACMs in the area where the refurbishment work will take place or in the whole building if demolition is planned. The survey will be fully intrusive and involve a fully invasive inspection, as necessary, to gain access to all the affected areas, including those that may be difficult to reach. A refurbishment and demolition survey may also be required in other circumstances, e.g. when more intrusive maintenance and repair work will be carried out or for plant removal or dismantling.
